Oakland is about 30 minutes north of our Fremont office, and it is the service area where the electrical work is most often the interesting part of the job. The housing stock is old, and that changes the calculus.
A great deal of Oakland housing predates 1950 — Craftsman bungalows in Temescal and Rockridge, Victorians in West Oakland, hillside homes in Montclair. Knob-and-tube remnants, 60-amp and 100-amp services, and detached garages with long feeder runs are all common. We see more panel upgrades in Oakland than in any other city we serve, and we are upfront about that during the survey rather than after.
Multifamily charging is a large share of our Oakland work. Buildings from the 1920s through 1970s with shared garages present the classic problem: one meter, several residents, and no obvious way to bill charging fairly. Per-driver authorisation and billing on networked units is what makes those projects viable for an HOA or landlord.
Permits go through Oakland Planning & Building. Residential electrical permits are routine, but be aware that hillside properties and any work touching a structure in a designated historic district can carry additional review. We flag that during the survey so nobody is surprised by a timeline.
